Information Implementation Levels

COBie has often been viewed as a jigsaw puzzle by many players in the AECO/O (Architecture, Engineering, Construction, Operations, and Owners) industry. This section aims to demystify the data transmittal process and provide a guide for delivering COBie as a usable, high-value tool.

To facilitate better understanding and deployment, three distinct levels of information have been established: LITE, INTERMEDIATE, and FULL.

Comparison of COBie LITE, INTERMEDIATE, and FULL information levels

Figure: Scalable COBie implementation levels based on project complexity and FM requirements.

LITE

Basic spatial and contact data. Suitable for early-stage coordination or small-scale assets.

INTERMEDIATE

Includes type and component properties, warranty info, and system classifications.

FULL

Comprehensive data including maintenance schedules, spare parts lists, and detailed attributes.
